Steps on Selling
Your Home & Staging

  1. Meet with your Agent

First we will start off by sitting down and discussing the process on selling your home. We ask that you have all paper work such as your utility bills, tax bills, rental contracts, warranties, mortgage details and your property survey if possible. Then we will discuss the selling price of your home and your required timeline. When we have gone over the details and you have a good understanding of the process we can set a price that you are content with and then we will proceed to sign a seller/agent agreement.

2. Curb Appeal

Home Buyers will often drive by a home that is for sale to look at the neighbourhood and what it has to offer. This is why it is important to keep your home’s front lawn freshly cut and looking sharp. Potted plants and flowers often add a good impression. If its winter keep the driveway and paths clear and ice free. You will only get one first impression to get your potential buyer in through your front door.

3. Declutter the Home

Decluttering and staging is the next step to selling your home for more money and in less time. This process will help the potential buyers see themselves, their furniture and personal items in the home. Unfortunately over the years we tend to accumulate a lot of items in our homes. Without noticing we become accustom to our homes the way they are. Decluttering the home will make your rooms look larger and more spacious. The best way to accomplish this task is by first making a list of items to either sell off at a garage sale or on-line, donate to your local charity, put in storage or just simply throw out. Remember that your home also includes the exterior of the property, your front side, back yards and do not forget the garage, it will also need decluttering.

Frank and his associate will be there to help you if needed with this process.

4. A Welcoming Foyer

The next step in selling your home is making a good first impression, which is your foyer or entrance way of your home. This will begin the tour of your home in a positive or negative way. With just a little money spent such as fresh paint and decluttering of personal items, you can make your house more attractive than other homes that are on the market in your area. Making your property stand out and be more desirable then the other homes in your area is our goal in today’s fast paced market.

5. Keeping Hallways Clear

Hallways should be kept clear of any items and clutter such as chairs, shoes, toys, benches and photos, this can also leave a buyer not interested in the home. Clean and open space will make a buyer more impressed and wanting to see more.

6. Living and Family Rooms

Living and Family rooms should be made to look comfortable and to be free of any eyesores such as stacks of books and magazines. Tables should be clear, pillows fluffed, accessories should be to a minimum and the room to be dust free.

7. The Kitchen

The Kitchen is the heart of your home and will either encourage or discourage a home buyer. By doing simple things such as keeping your countertops and appliances clean and limiting objects such as small appliances, will make the kitchen look more spacious and appealing. It is very important to declutter your cabinets, pantry, refrigerator and under the sink area. Potential buyers will often look for storage space when looking to buy a home. The kitchen is an expensive room and you want to keep buyers from thinking they will need to spend more money for an upgrade.

8. Bathrooms

A neat and tidy bathroom will also keep potential home buyers impressed. Keeping your bathroom organized and items off the counters will make your bathroom look larger. Keeping items such as toothbrushes, makeup and other items off the counters will make it look like you have plenty of storage. Organized linen closet and medicine cabinets will also create a more visual space.

9. Children’s Play Area

Children’s play areas should be kept tidy and organized. Toys should be put away in storage bins so that the buyer can see the size of the room and imagine their own items in that space.

10. Bedrooms

Make sure that all the beds are made and that the closets are decluttered. The beds are large pieces of furniture and a messy bed can make the room look terrible. Start by adding new bedding, this will make a room look fresh and spacious. A potential buyer will very much want to see themselves and their furniture in those rooms.

11. Laundry Room

Having a neat and tidy Laundry room will make a good impression. Make sure that the appliances and floors are clean and products are stored away out of sight. The room is to give the buyers a space that they can see themselves using.

12. Work or Office spaces

Potential buyers would love to see an office or desk area in your home if one is present. Today a lot of people work from home and this may help sell your home. Keep the desk clear and tidy up any computer wires to make the office or work space more appealing.

13. The Basement

Just like most basements whether they are finished or not they will have a lot of extra and unwanted items. Take the time with your family to declutter and air the space out of any musty odours. This will make the area look clean, fresh and spacious.

14. Fresh Clean Home

A home with a wonderful scent and aroma will create a pleasant experience for a potential home buyer. Clean windows, minor home repairs such as leaky faucets and squeaky doors should all be attended too. Fresh paint, minor paint touch ups, the scent of fresh baked cookies or muffins these are worthwhile conceptions that will present itself to a potential buyer as a comfortable place to live.

15. Create a Connection

Open and airy rooms will help the buyer connect to make the space their own. Highlight the best space or spaces in your home so a buyer can envision themselves living there. Comfortable spots in your home and even outdoor areas for sitting, entertaining and barbecuing will help make the buyer have a connection with the home.

16. Personal Pictures

Limit or totally remove personal photo’s around your home, this allows a buyer to picture themselves living in the home. You want potential buyers to feel comfortable and vision themselves as the future owners of your home. Add scenic pictures or some art work just to fill in the wall spaces.

17. General Home Maintenance

Keeping a well maintained home safe and in order will make a potential home buyer more inclined to consider purchasing your home. Minor things like replacing burnt out light bulbs and also considering light bulbs with proper wattage and clarity so buyers can see the home well. A well-lit area shows better than a dull unlit area where a buyer might not notice certain aspects of your home. Also replacing old light fixtures with newer more modern fixtures will make the home look more enticing to the potential buyer.

Keeping a home safe and organized makes a buyer more inclined to consider your home rather than some other home.

18. The Payoff

As a result, a well staged home will get you a greater number of viewings hence in turn a greater amount of offers to meet or exceed your expectations on the sale of your home.
